Glass replacement is not window replacement

This distinction is the whole page, and it is the thing that decides whether you are spending two hundred dollars or several thousand.

A window is a frame with glass in it. When a pane cracks or a sealed unit fogs, the part that has failed is the glass, and in most cases the frame around it is completely serviceable. Replacing just the glass leaves your frame, your trim, your siding and your paintwork untouched. It is quick and it is cheap.

Full window replacement is a different trade and a different price. It means taking the frame out of the wall, which means disturbing the trim and often the siding, and it is what you need when the frame itself has rotted, corroded, bowed or lost its integrity.

We do the glass. When the frame is the real problem we will tell you plainly, because putting a new pane into a frame that has failed is money you will spend twice.

Fogged and failed sealed units

A double pane window that has gone permanently cloudy has lost the seal around the edge of the sealed unit, and the moisture is now inside the glass sandwich itself. Nothing you do from either face will reach it, and that is the reason cleaning never works and why it is not your fault for trying.

Broken and cracked panes

A ball, a stone from a mower, a storm or a break-in. If the opening is not secure, call and we will board it before we measure.

Patio and slider glass

Large single panes in patio doors and sliders, replaced in the existing door wherever the frame and rollers are still sound.

Single pane and older glass

Original glass in older houses, replaced in the frame you have where the frame is worth keeping.

Tempered where it is required

Glass beside a door, low to the floor or in a bathroom has to be safety glass. We fit what the location calls for.

Window glass questions

How do you get rid of condensation between double-pane windows?
You cannot clean it out, because it is not on a surface you can reach. Condensation between the panes means the seal on the insulated unit has failed and moisture is now inside the sealed cavity. The fix is a new insulated glass unit in the same frame. Defogging services drill and vent the unit, which clears the view but does not restore the seal or the insulating gas.
Will condensation between window panes go away on its own?
No. It may look better on a dry day and worse on a humid one, which fools people into thinking it is clearing, but a failed seal does not reseal itself. Once moisture is in the cavity the unit will keep fogging and the deposits gradually etch the inside of the glass permanently.
Can a foggy double pane window be repaired, or does it need replacing?
The glass unit is replaced, the window is not. The insulated unit comes out of the existing frame and a new one goes in, so you keep the frame, the sash and the hardware. That is a fraction of the cost of a full window replacement, and it is the right answer whenever the frame itself is still sound.
Can you replace just one pane of glass in a window?
Yes, if it is a true multi-pane window with separate glazed openings. If the divisions are decorative grilles sandwiched inside one insulated unit, which is how most modern windows are built, the whole unit is replaced because the grille is sealed inside it. We can tell which you have from the outside.
How much does a single pane of glass cost to replace?
Reglazing an existing frame is the cheaper case, and it applies whenever the frame is sound. Single pane is the cheapest case; an insulated unit costs more because it is two panes, a spacer and a sealed cavity, and tempered costs more again because it has to be tempered after cutting. Size drives all three.
Does replacement window glass have to be tempered?
In some locations, yes, and it is not optional. Code requires safety glazing near doors, at the bottom of stairs, in and around tubs and showers, and in large panes close to the floor. We check the location against the code before ordering, because putting annealed glass in a hazardous location is a failed inspection and a liability.
How long does it take to get a replacement insulated glass unit?
Usually a few days, because insulated and tempered units are fabricated to your measurements rather than pulled off a shelf. We measure, order, then fit. If the opening is broken out rather than just fogged, we board it the same day you call so the building is secure while the unit is made.
